Protect yourself against housing fraud
Looking for accommodation? Do not be fooled! In cooperation with the police, we want to help by informing you how you can protect yourself. As a student, you can be in urgent need of a home, and this in turn means that you are in a vulnerable situation. It is easy to become careless and the fraudsters take advantage of it. If an offer sounds too good to be true, it is usually so.
NOTE!
Housing fraud is increasing in society and we therefore want to clarify a couple of questions about our rental:
SGS only rents out tenancies to students. There is therefore no interest in SGS to convert tenancies into condominiums. If you have been offered this, it is most likely an attempt at fraud.
Never pay for a first-hand contract. Contracts for tenancies are illegal to sell and buy and can lead to imprisonment.
We have also noticed that SGS homes are advertised on social media for subletting, where the subletting tenant must directly pay the rent to the advertiser. When moving in, there is no home at the specified address which has been falsely made up in in one of our existing areas. This is absolutely unlegaly! You have the right to sublet your home if there are acceptable reasons, such as rental has to do with your studies. The agreement for subbletting must always be approved by SGS Customer Service. Police Tips to avoid being scammed
- Form a picture of the situation, not the person.
- Check with the property owner that the person is the occupier of the flat and have permission for subletting.
- Require identification of the landlord and a tenancy agreement.
- Never pay deposit or rent in advance before you have visited the accommodation and a contract is signed.
- Be wary if the landlord is abroad or can not meet you.
- Do not pay money via anonymous payment services.
- Bring a friend or family member when you visit the accommodation. Four eyes can easier see through a fraud. If an offer sounds too good to be true, it is usually so.
- If you have been the victim of a fraud, it is important that you report this to the police.

Rent negotiation 2022
SGS Studentbostäder and the tenant association has begun negotiations about the rent levels for 2022.
Rental negotiations is something that all property owners are engaged in each and every year, and HGF is your representative. As soon as the negotiations is finished we will announce the result on our website and on the rent invoice.
Rent adjustment
SGS Studentbostäder och Hyresgästföreningen Region Västra Sverige (HGF) have reached agreement on the rent level for 2019. HGF is your representative in the negotiations for your unit.
The agreement means that housing rents will be increased by 1,85% from March for the apartments that SGS owns.There will be corresponding rent increase by 1,85% for the homes that we rent on Dr Lindhs Gata, Ekbacka, Brahegatan, Kustgatan, Sten Sturegatan, Gårda Fabriker, Kastanjebacken, Lisa Sass gata (Selma) and Smörkärnegatan that we rent from other property owners and then sublet.
The rents for our new properties Olssons Park, Smedjan, Plejadgatan and Nya Varvet have previously been set at the 2019 rental level and are thus not increased.
The fee for Internet, cable TV and parking spaces will remain unchanged
The rental levels in the other 1,000 residences that we rent from other property owners and then sublease have not yet been established, as the rent for each individual property is established between the owner and the tenant association and these negotiations have not been concluded.

Information from Com Hem, TV channels
Tuesday, December 10 at 1 p.m. At 23.59, the TV4 channels and C More will most likely be removed from Com Hem's offer. The reason is that TV4, owned by Telia, unfortunately did not want to enter into a negotiation of Com Hem's new agreement. Com Home will try to get a negotiation started, but right now everything is pointing to the fact that they will be forced to shut down the channels at midnight night until Wednesday. Com Home deeply regrets this, and has a great understanding that it will hit you as a resident
Information about the TV4 channels and C More
The agreement between Com Hem and TV4's owner Telia, which regulates the TV4 channels and C More has expired, and therefore Com Hem has replaced these channels with other offerings so far.Of course, Com Hem's highest priority is to continue to reach an agreement with Telia as soon as possible.
Com Hem is in charge of the negotiations with Telia, and nothing that we property owners can currently influence. We await an agreement between Com Hem and Telia.
For those of you who have purchased individual digital TV subscriptions, you will receive emails and sms regarding remuneration channels or other compensation.

SGS Studentbostäder takes the situation with the CoVid-19 - coronavirus very seriously. Our extended management team is responsible for external monitoring, information and action plans. This affects our routines and working methods and we will take extra precautions to prevent spread the virus and the infection.

We continue to care about our tenants and therefore follow the recommendations of the National Health Authority regarding continued endurance concerning restrictions. We have therefore decided that the gym in our properties will continue to be closed. The decision is continuously reviewed.

Fault reports
In order to reduce the spread of the CoVid-19 - coronavirus, we ask you to primarily use the form "Fault report" or "Contact form" on My pages on sgs.se. At the slightest symptoms of illness, we ask you to call your customer center so that we have that information in mind before fixing the error.
If you as a tenant have a fault in your apartment of a very acute nature, such broken appliances, a complete stop in the toilet seat, rising drains or power outages, please inform us of any illness symptoms and/or if you have recently been abroad.
We would like to urge you as a tenant that you cancel any booked appointment such as inspections or otherwise with SGS staff or contractors if you or someone in your household has been traveling for the past two weeks. The same applies if you feel the slightest symptoms of illness.
We have invited all our contractors to contact our tenants before booked meetings so that you can have a dialogue whether the booked meeting should be conducted or postponed.
Tip if you live in a single room with group kitchen!
Make a timed cooking schedule for staying in the kitchen if it feels uneasy that there are too many people at the same time.
Moving out
When moving out, we ask that you leave your keys in an envelope with apartment and personal number in our key boxes outside the customer centers. You can do this 24/7.

Rent adjustment 2021
SGS Studentbostäder och Hyresgästföreningen Region Västra Sverige (HGF) have reached agreement on the rent level for 2021. HGF is your representative in the negotiations for your unit.
The agreement means that housing rents will be increased by 1,66% from February for the apartments that SGS owns.We are well aware that the rent is a heavy expense in students' finances, but due to increased consumption fees for water and wastewater, district heating, waste disposal and increased costs for property management we need to adjust the rents. The reason why we adjust rents retroactively is because the negotiations dragged on over time. We started them on time in November 2020 but they were not finished until May 2021.
There will be corresponding rent increase by 1,66% for the homes that we rent on Dr Lindhs Gata, Ekbacka, Brahegatan, Kustgatan, Gårda Fabriker, Kastanjebacken, Lisa Sass gata (Selma), Nya Varvet and Smörkärnegatan that we rent from other property owners and then sublet.

Information to admitted and prospective students regarding COVID-19 at the University of Gothenburg
In order to reduce the spread of the novel coronavirus, the University of Gothenburg is preparing for continued remote studies during the autumn semester of 2020.
As a general rule, studies at the University of Gothenburg will be carried out remotely at least until 31 October 2020. Newly-admitted incoming international students will be offered temporary remote studies throughout the entire autumn semester, if necessary. This does not affect your ability to apply for a home with us.
How education will be carried out at Chalmers in autumn
In order to reduce the risk of spreading the coronavirus further, teaching in the autumn will be carried out with a mixture of remote and campus-based education. For educational and social reasons, Chalmers sees it important and necessary for certain parts of our education, for example laboratory exercises, simulations or group work, to be carried out on campus. Such teaching elements will therefore take place on campus, to the extent that the authorities’ recommendations allow. This applies to all Chalmers education, both undergraduate and master’s level.
This does not affect your ability to apply for a home with us.

SGS wireless networks are being replaced by eduroam
On April 17, eduroam was introduced to most of SGS common premises such as study rooms, kitchens, gyms, etc to replace SGS own SGS-Student wireless network.SGS-Student will be shutdown on Monday the 10th of august, after that eduroam will be available in all of our common premises.
Electricity and hot water prices
The electricity used in the home is measured and charged by SGS. The same applies to hot water if there is a meter. The charge for electricity and hot water is added to the rent. The tenant must not sign any own electricity contract or water subscription. Current prices are forElectricity SEK 3.20 per kilowatt hour including VAT and for hot water SEK 92 per cubic meter including VAT.
The prices must correspond to SGS's cost prices. The electricity price includes both fixed and variable fees for electricity as well as electricity grid and energy tax. Correspondingly, the hot water price covers fixed and variable charges for the water itself, as well as all charges for the energy used to heat the water.
The purpose of measuring and charging consumption in the home is that the tenant should only have to pay for what is actually used. Those who manage to economize on electricity and hot water then receive a lower fee than those who use more. The costs are that way distributed more fairly and the rent is not affected by how much the neighbors use.
Incorrect rental notices
Unfortunately, the rental notices with individual measurement data for electricity and hot water for the month of February have become incorrect. There is no deduction for the previously charged fee on the rent for February. We are currently troubleshooting but do not know how long it will take before the issue is resolved. If this deduction is missing from your rental notice, we will correct this on the rental notice for the next month.

Error reports and inspections of your flat
During the pandemic only the outmost necessary error reports will be fixed. That means errors that endanger your safety and health or the functions of your flat. We will likely contact you beforehand, make sure you answer on our calls. If you are unsure, contact us and we will help you. If you have a booked meeting or a scheduled inspection of your flat and not feeling well, you must let us know in beforehand.
Are you moving in?
On the day of moving in (the first day of the month) we are open as usual for visits. That is, between 9-16 with no closing for lunchtime.
Do not forget to bring ID, study certificate and to have paid the first rent.

Please use our mailbox for keys located at SGS Customer Service on Kaserntorget 11. Put them in an envelope and mark it with your name and address.

100% wind power 2022
SGS's board has decided on four overall strategic goals for the period 2021 - 2021, Strategic goals for the period 2021 - 2025. They concern Our students, Our employees, Our properties and Our money. Innovation, digitalisation and sustainability must be taken into account from the three perspectives economically, socially and ecologically.
We are therefore very proud of the certificate from Entelios, which announces that all electricity delivered to our properties during the year comes from wind power.
"This is the tenth year in a row that all electricity used on SGS properties comes from wind power! About half of the electricity needs are met by our own wind turbine and the rest by other wind turbines," says Patrik Persson, Real Estate Engineer at SGS Studentbostäder.

In April, we will change SGS's property system. This means that you as a housing applicant and tenant not will be able to reach My pages between April 1 and April 7 April.
If you have questions or concerns, you are warmly welcome to contact your Customer Center and they will help you.
In connection with this closure, between March 22 and April 12, we will not publish any homes for rent. On April 8, we will open My pages again and on April 12, vacant homes will be published as usual.
Our app "My home" is also affected by the system change and it will stop working and be removed. To search for an apartment or see accommodation information, log in to my pages. You will find the link on our website, sgs.se, just like before.

We're taking a stand against domestic violence
Domestic violence takes place in the home, a space which should be the safest place on earth. In our accommodations, we want us to take care of each other. That’s why we’re introducing Huskurage – a policy encouraging us to together prevent domestic violence. Are you in?
Domestic violence is a classified global health problem.
Did you know that the ones most likely expose others to domestic violence are men between the ages of 16 to 30 years? And the ones most likely to be exposed to the violence are women in the ages of 16 to 24 years? Introducing Huskurage in our student accommodation is therefore exceptionally important. Swedish national safety surveys show that a majority of those being exposed to violence, doesn’t report the abuser. A number of people therefore live with violence every day.
Together we can make a difference!
Together, with small actions, we can prevent the violence. Research shows that those being exposed to violence are more inclined to offer resistance if they know help is available, for exampleknowing that neighbours can come to the rescue. These conditions give us the opportunity to together help our fellow residents.
A safe place to live
When neighbours together decide to act against domestic violence we create a safe place to live. Life can be saved and people can be helped to a brighter future. If you are conceraned about your neighbour, we ask you to please
knock on you neighbours door or get help from another neighbour or us if you find it uncomfortable to do it by yourself. If the situation is urgent or threatening you should always call the police.

Ask if everything is okay or come up with something completely random, maybe you need to borrow washing powder? Just knocking on the door and then leave can also be enough to interrupt the violence.
- Go together
We understand if it’s uncomfortably to knock on the door yourself,and if so is the case you shouldn’t do it. Instead, find the company of other neighbours or call SGS and we’ll go together!
- If children are involved
If you’re concerned for children being exposed to violence or neglect, contact the social services and make a report of concern.

Rent adjustment 2022
SGS Studentbostäder and the Tenants' Association Region Western Sweden have reached an agreement on rent adjustment for 2022.
The agreement means that housing rents for 2022 will be increased retroactively by 1.9% from January 1.
We are well aware that rents are a heavy expense in students' finances, but due to increased consumption fees for water and sewage, electricity, district heating, waste management, we need to adjust the rents.
According to the Rent Act, property owners must have a negotiation procedure with a counterparty and for SGS Studentbostäder's part is this The Tenants' Association Region Western Sweden. The reason why we adjust rents retroactively is because the negotiations between the parties dragged on, even though we followed the current negotiation model. The model involves local negotiations, but if the parties do not agree, the negotiation is taken over by central representatives of each party. We started the negotiations on time in November 2021 with a focus on being ready by January 2022 in order to avoid charging retroactive rent. As we could not agree on a local level, the matter went on to central negotiations and a decision was announced to SGS Studentbostäder on 13 May.
The homes that we block rent from other property owners on Dr Lindhs Gata, Ekbacka, Brahegatan, Kustgatan, Gårda Fabriker, Kastanjebacken, Lisa Sass gata (Selma), Nya Varvet and Smörkärnegatan get a corresponding increase in housing rents.
The retroactive rent is charged on the July rental notice for all SGS homes. You can see your rental notice on My pages from June 16.
The rent adjustments for the other 1000 homes that we rent from other property owners were completed earlier and have already been implemented.
SGS Studentbostäder is not satisfied with the protracted process. For next year, the parties have worked out a new process where one of the main purposes is to shorten the negotiation time.
Rent negotiation for 2023 continues
October 28, SGS Student Housing and the Renters Association (Hyresgästföreningen) started negotiations for the rent levels for 2023.
The negotiations are based on a tripartite model agreed between Allmännyttan, the Property Owners and the Tenants' Association. The model is based on five parameters, two local and three national. The local parameters are tariff-related charges (heat, water, electricity and waste) as well as management and maintenance. The national parameters are interest costs, GDP and inflation. The model involves local negotiations with the Tenants' Association.
The past year has been characterized by very high inflation, rising interest rates and sharply increased rate-related fees, which resulted in large cost increases for the foundation. Based on the tripartite model, we have calculated a rent increase of 9.1%, but taking students' finances into account, our demand is 8.7%.
The negotiations have thus started and will continue for some time to come. We will continuously inform you on the website about how the negotiations are going forward.
Update January 3
Rent negotiations are ongoing. SGS Studentbostäder's claim is 8.7% as of January 1, 2023, which may mean a retroactive rent increase depending on when an agreement can be reached.
Changed billing routine for electricity and hot water
If you are already a tenant and live in a property with individual metering of electricity and or hot water, from the month of March no settlement will be made against the standard fee that was previously but only actual consumption will be charged. You will soon be able to see your consumption on My pages.
If you are a new tenant who has moved in and live in a property with individual metering of electricity and/or hot water, you will be charged a flat rate for the first two months and then your actual consumption.

Rent negotiation for 2024 is complete
SGS Studentbostäder and the Tenants' Association have agreed on a new rent level for 2024. The agreement means that housing rents will be increased retroactively from January 1st by 4.99%.
The retroactive rent is charged on the invocie for April on all SGS homes.
The homes that we sublease from another property owner on Dr Lindhs Gata, Ekbacka, Brahegatan, Gårda Fabriker, Kastanjebacken, Lisa Sass gata (Selma), Nya Varvet and Smörkärnegatan will receive the same increase (4.99%) of the housing rents.
The rent adjustments for the other approx. 1000 homes that we rent from other property owners follow their adjustments, and we have no information about them at the moment.
Rent negotiation for 2024

Rent negotiation for 2024 continues
SGS and the Tenants' Association (Hyresgästföreningen, HGF) submit the annual rent negotiation to the Rental Market Committee* (Hyresmarknadskommittén, HMK).
After several meetings during the fall, SGS and HGF have not been able to agree on the rent adjustment for 2024. Because of this, we have jointly decided to refer the negotiation to mediation at the Rental Market Committee (HMK). There is a risk that rent negotiations will drag on, which could lead to a retroactive rent charge in 2024. We are doing everything we can to ensure that this does not happen as we know that the students have limited finances.
We are well aware that rents are a heavy expense in the students' finances, and we do everything we can to keep costs down in our administration. The decision to take the negotiation to HMK is based on the fact that SGS needs to follow the socio-economic cost trend and get coverage for annual increases in tariff-related charges such as water, heating and waste. In addition to these fixed increases, SGS must also ensure financial coverage for the price development that occurs in society, such as construction and property-related products and services. Obtaining financial coverage for known cost increases are important in order to maintain the quality of housing and ensure the future for SGS.
Therefore, we refer the case to mediation and we now have to wait for the outcome of the upcoming mediation process in HMK.
We have lowered our demand from the original 9.1% to the current 8.5% as of January 1, 2024, but based on the upcoming mediation process in HMK, a certain delay in the rent adjustment is to be expected. This also means that a retroactive rent adjustment may become relevant. More information about this will come as soon as the mediation is complete.
We currently have no information about the rent adjustments for the other 1,000 homes that we rent from other property owners.
*The Rental Market Committee was established in 1957 and is a Swedish national committee made up of parties that tries disputes in connection with the annual rent negotiations between the Tenants' Association and housing companies that are members of Sveriges Allmännytta. HMK consists of members from Sveriges Allmännytta and the Tenants' Association and mediates and tries disputes in connection with the annual rent negotiations when the local parties do not reach an agreement.

Every year, SGS Studentbostäder and the Tenants’ Association (Hyresgästföreningen) negotiate the rents for the upcoming year.
For 2024 SGS Studentbostäder demands 9.1%.

On February 14th the housing app will be available for a selected number of tenants who will evaluate and give their thoughts of future improvements. The housing app will simplify everyday life and collect all functions needed in one place.

Tell us about your mission for SGS Studentbostäder and our tenants!
We are the GFS presidium! Together, we lead the work of all the student unions in Gothenburg on student-relevant issues that are not directly related to the universities. These are issues such as finance, student housing, healthcare, mental health, and other matters where the city, region, state, and business sector are involved.
How does your work and position on the board ensure security for our tenants regarding the annual rent negotiations?
We appoint parts of the SGS board (Vice Chairperson, two members and two substitutes) and have a responsibility to ensure that our representatives have the students' best interests in mind. As co-founders and partners, we also maintain a continuous dialogue with SGS management and the organization to ensure that rent adjustments and the quality of student housing are taken into consideration. So when you are a member of one of the student unions, you are also represented on the SGS board through GFS.
Do you receive questions about rent from your members, and how do you address them?
Rent is always a relevant topic in our discussions with students about their housing, but also about their finances. We strive to ensure that all students in Gothenburg have a reasonable and secure housing situation. At the same time, we have a responsibility to look at students' housing situations from a long-term perspective. This means we must ensure that today's economic situation does not punish future students or that the quality of our members' housing is reduced as a consequence of financial difficulties.
We often see a lot of concern from members asking about rent and housing but also that it can be difficult to understand where their rent money goes. We want our members to have as much knowledge as possible about their housing situation and therefore strive, both independently and in collaboration with actors like SGS, to inform more about how the student housing market in Gothenburg works as well as the challenges we face.
How do you think we can work together to reassure students who are worried about rising rent costs?
We believe it is important that all parties involved in this issue take responsibility, both for the rent levels a student can expect, but most importantly, to put the student at the center. We think this is best done by informing about each party's perspective and standpoint on the issue and being transparent about the reasons behind any increases or opposition to increases. Additionally, the students' voice needs to have a strong and central role in this dialogue. For us, student representation on this issue is crucial, and we would very much like to see it come from a grassroots level, where our members get the chance to contribute their perspectives.
Rent negotiation for 2025 completed
SGS Studentbostäder and the Swedish Union of Tenants have agreed on a new rent level for 2025. The agreement entails that residential rents will be adjusted by 4.53% starting from January 1. Properties built with investment support (Övre Sanatoriegatan, Sven Brolids väg, Tillgången, and Plejadgatan) will be adjusted by 4.25%.
The properties we sublease from other landlords on Dr Lindhs Gata, Ekbacka, Brahegatan, Gårda Fabriker, Härlandavägen, Lisa Sass gata, Nya Varvet, and Smörkärnegatan will be adjusted by 4.53%.
Rent adjustments for approximately 1,000 other units we lease from other property owners will follow their specific adjustments. Separate information has been sent out to the affected tenants.

It’s almost time for this year’s Christmas celebrations, which for many means a period of final exams, family time and festivities. It also means several public holidays and tenants traveling away.
To ensure the rental process runs as smoothly as possible and to provide you with the best service possible our rental of apartments and rooms will take a break between December 16–29.

AI-powered image analysis
Did you know that SGS handles around 600 move-ins and move-outs every month? Ensuring that each apartment is thoroughly cleaned and ready for the next tenant is a challenging task. To simplify this process, we have developed an innovative tool that enables digital cleaning inspections using AI.
The tool, which we call "Städkollen", is designed to assist you as a departing tenant in remembering all the critical steps of moving-out cleaning — even those that are easily overlooked. It guides you step by step through the cleaning process and allows you to take photos to verify that the work has been done correctly. These photos are then analyzed by AI, which will provide instant feedback once the tool is completely finalized.
Städkollen is still under development and is planned for a broad launch in 2025. However, as a departing tenant, you can already test the tool today and contribute to its continued improvement.

Launch of Boendeappen 2025
After a year of pilot testing with approximately 2,000 tenants, we are now excited to finally launch our housing app for all our tenants! The app makes life easier and more connected – now you can effortlessly find all information about your home, book shared spaces, open the entrance door, receive important updates directly on your phone, chat with neighbors, and even get assistance from an AI chat 24/7.
During the week all tenants will receive an email with login details and can start using the app right away. And don’t forget – going forward, the app will be our primary communication channel, so make sure to enable notifications to stay informed about important updates.

The Study Check is Underway – Here’s What You Need to Know!
Each semester, SGS conducts a study check to ensure that our tenants meet the study requirements. This time, we are reviewing the study results of approximately 6,000 tenants who moved in before December 1, 2024.
Thanks to our collaboration with Chalmers and the University of Gothenburg, we automatically receive study results for most of our tenants. However, around 2,200 of you will receive an email from us asking you to upload a transcript of records and a certificate of enrollment in our external administration system.

If you don’t see the email in your inbox, please check your spam folder. If it’s not there either, it likely means that we have already been able to verify your studies and that you don’t need to take any further action.
