You may have heard about rent adjustments, but what does it mean? And why does it happen every year? Here we want to give you a simple explanation of the process and why it is important.

Why an annual rent negotiation?

Rent negotiations are a way to ensure that rents are set in a fair and transparent manner. In Sweden, this usually takes place through negotiations between the landlord and the Union of Tenants, which represents the tenants. The aim is for both parties to agree on a reasonable rent based on cost developments, operation, maintenance, and investments. In this way, you as a tenant are protected from unilateral rent increases while SGS (i.e. the property owner) receives coverage for our costs and can continue to maintain and develop the housing.

SGS is a foundation. This means that our operations are run on commercial terms in competition with other housing companies, with the difference that the foundation is not primarily profit driven. Our only source of income is our tenants’ rent, and we do not receive any extra subsidies from the municipality, the state, the University of Gothenburg or Chalmers to keep student rents down.

How does a rent negotiation work?

Every year, SGS and the Union of Tenants meet to review the latest cost developments and current conditions for SGS, society, and you as a tenant. We present and discuss how operation, maintenance and investments have developed during the year. After that, we negotiate a rent level that both parties can accept. Neither of us can unilaterally decide the level. The process is regulated in the Swedish Tenancy Act and is intended to be as fair as possible.

When will the rent adjustment take place?

When SGS and the Union of Tenants have reached an agreement on a new rent, we will send out information to all affected tenants. You will always receive notice well in advance before the new rent takes effect. Our ambition is that the new rent will be adjusted at the turn of the year.
