Electricity and hot water
Whether electricity and hot water are included in the rent depends on which property you live in. You can find this information under the Our Properties tab on the website and in each housing advertisement when an apartment is listed for rent.

What is IMD – and why does it matter?
IMD stands for Individual Metering and Billing – a smart system where your electricity and hot water consumption is measured per apartment, instead of being shared equally among everyone in the building. This makes it easier to influence both the environment and your own costs. You simply pay for what you actually use – no more, no less.
For IMD, the following applies:
✔️ During the first two months, you pay according to a standard rate based on normal consumption for your apartment type.
✔️ After that, you only pay for what you actually consume.
✔️ You don’t need to sign your own electricity contract – everything is managed by SGS.
✔️ No additional billing will occur when you move out of your apartment.

Electricity Price
The electricity price includes both fixed and variable charges for electricity consumption, the electricity grid, and the energy tax. The prices correspond to SGS’s self-cost prices.
The current electricity price is 2.20 SEK/kWh (1.76 SEK excluding VAT).
Electricity Consumption Standard Rate
The electricity standard rate is based on expected normal consumption and varies depending on the type of apartment.
1 room and kitchen: 242 SEK per month (194 SEK excl. VAT)
2 rooms and kitchen: 286 SEK per month (229 SEK excl. VAT)
3 rooms and kitchen: 374 SEK per month (299 SEK excl. VAT)
4 rooms and kitchen: 418 SEK per month (334 SEK excl. VAT)
5 rooms and kitchen: 418 SEK per month (334 SEK excl. VAT)
Hot Water Price
The hot water price covers both fixed and variable charges for the water itself, as well as all energy costs required to heat the water. According to a negotiated agreement with the Swedish Union of Tenants, the hot water price is adjusted annually on January 1 and follows the latest Nils Holgersson Report based on the “IMD price per m³” in Gothenburg. The new price is published in early November for the following year.
