SGS Studentbostäder has more than 8,500 student homes across Gothenburg – we are part of everyday life for thousands of students. In 2025, we welcomed 5,542 new tenants, an average of 462 new students each month. Behind every move-in is extensive work and a clear goal: to create safe, sustainable and welcoming homes – for those who live here today and for future students.
With 70 dedicated employees working daily across property management, customer service, finance, sustainability, new construction and digital development, we continue to develop both our housing areas and the student city of Gothenburg. Here are some highlights from the year.
From Feedback to Community
Throughout the year, we continued our long-term work on the customer journey and tenant survey, with the entire organisation involved. The goal is clear: even more satisfied tenants.
We also met our tenants in everyday life – through breakfasts, coffee gatherings and celebrations such as Valentine’s Day, Lucia and our properties’ “birthdays”. Activities like Santa hunts, gingerbread house competitions, safety walks and Ostkupandagen have strengthened community, increased well-being and made it easier to feel at home.

Our properties – securely managed, continuously developed
2025 has been an eventful year in our housing areas. We have carried out both large and small projects to enhance quality and create better living environments.
Among other things, we have:
- upgraded laundry rooms and machines at Kviberg
- installed new kitchen furniture in all shared kitchens at Rotary and Kjellmansgatan
- completed roof and façade renovations at Burggrevegatan
- refreshed stairwells at Olofshöjd
- carried out pipe relining at Rosendal

Knowledge, networks and the future of student housing
In September, we participated in the network Attractive Corridors – the Future of Student Housing, together with other industry stakeholders. The focus was on how corridor-style housing can be developed and future-proofed. This work now continues internally, across departments, to create even better student homes.
During the year, several employees also took part in workshops, webinars and conferences to share experiences, build networks and bring new knowledge back to SGS.
Creating community through connection
Our collaboration with GFS and the student unions continued to grow throughout the year. Together, we participated in CSN breakfasts, maintained a strong presence at universities and hosted well-attended information evenings.
We also strengthened our cooperation with the tenant councils at Olofshöjd and Ostkupan through welcome evenings, area activities and community-building initiatives. For us, meeting our tenants is just as important as managing our properties.

Digital solutions that make everyday life easier
Digitalisation is one of our most important development areas. In 2025, we took several major steps forward:
- The Resident App was launched for all tenants in February, making it easy to find answers, access information and manage cases – anytime, anywhere.
- We continued to develop Städkollen, an AI-based tool that supports tenants during move-out cleaning. The initiative received national recognition when Städkollen won “Star of the Year” at the Nöjd-Studbo Awards earlier this spring – a clear example of how digital innovation can simplify student life.
- Customer Service introduced a digital queue system, allowing tenants to follow their place in line directly on their mobile phones.
- We launched a brand-new website that makes the housing search smoother and more accessible, together with the Resident App’s web interface for all devices.
The result? Fewer customer service cases, faster responses and more time for what truly matters.
